RE: Submission to the Logical Inclusion review. Submissions: 3075, sub3076, sub7221, sub7987, Hume City Council Submission
I/we would like to inform you of our concerns and objections regarding the above submissions.
1. Our home is within the estate that will be directly affected by the rezoning of this current Rural Farming Land. I bought my home with that land being Rural, nothing more and nothing less.
The 11 owners of this land also bought the land as Rural Zoning and once again it should be nothing more and nothing less. We bought here on the knowledge that this would not change.
2. A majority of residents within the estate have built their dream homes and chose a certain lifestyle. To change from Farming to Commercial Zoning on this land would change the whole infrastructure that we all bought into.
3. There is also major concern with Traffic on Mickleham Road during peak and non peak periods. To convert over 375hectares into commercial property would make the road unbearable. There would be large B-double trucks up and down using noisy break systems, causing major pollution and endangering our residents while they drive on this road to get to work or taking children to school.
4. Council have tried to inform us that they would like to build a road through the land in question (being the E14). We have been advised that there is no funding for this road by either Vic Roads or The Council within the foreseeable future. This road could take 30 or more years to build. What are residents meant to do in the meantime?
5. We are also very concerned about vandalism and property break ins and damage. We have been advised by a qualified Insurance Broker that vandalism and property break ins increase by up to 60% when built next to a Commercial Development. A majority of these factories would be empty of a night which would attract gangs, violence and outrageous driving around them. It would also increase insurance premiums. Why should we all have to pay more for other peoples investments?
6. We also have beautiful wildlife on all this vacant Farming Land. We have kangaroos, echidnas, cows, rabbits, snakes, frogs and beautiful eagles that over the years have grown and raised young. A few of these animals are also protected. What happens to them when this land is destroyed?
7. There are also many major commercial areas around the city of Hume that are vacant, overgrown and terrible to look out. We have the old Ericsson site in Broadmeadows that has been vacant for years, there is also the development of Northcorp on Camp Rd, Broadmeadows. (This was developed many years ago and a majority of the area is still empty and it doesn’t look like there are developers knocking down doors to build in there.) There is also the new Commercial Area in Tullamarine. There are many factories there that are up for sale and lease. Where does it stop? Opening up this land as a potential “employment precinct” won’t create jobs. Just and eye sore for the poor residents that bought next to it.
These issues are really just the start of other issues and major concerns that I, and many residents, will have to face if this land is changed into Commercial. Once this land is changed from the current green wedge there is no going back and we all feel that this decision would be a wrong decision by the council or any other parties if it was to change.
